Template Needed

Hello I am looking for a template for my hosting company, i'll explain what i would like, i found this template while searching the internet for a template (it's a picture of a template): [login to view URL], i like the simplicity of it. The other one i found was [login to view URL], i also like this. I would like a mixture of the two. I would only need one page as i could create the subpages myself. I would also like it to have as least images in as possible therefore decreasing the loading time of the page. I am on a tight budget.
