Draw floorplans for one or two apartments in my ground floor, and draw new exterior.

Looking for 1. New floor plan for the ground floor. 2. New exterior drawings. They are to be used for applying for a permit from the city council so need to be as accurate as possible. I've bought an old house and want to make my ground floor into 2 (or one) apartments with the purpose of renting them out or using them for guests. Please offer advice on how to make the best use of the space. There are some restrictions: 1. There has to be internal access between the different units to avoid them being classified as separate living units which are a regulatory hassle. In practice these will be locked soundproof doors. 2. Each unit should also have direct external doors that will be used as the everyday entrances/exits 3. For the same regulatory reason I have to keep the stairs from my ground floor entrance to the 1st floor which I intend to use myself. The garage and carport can be converted to living space. The bathrooms should probably be placed in the areas with little light available, as living areas need to meet a minimum window area requirement. I have included scans of a) the official drawings stored with the city council b)some drawings I had made whose floorplans are not entirely accurate, but show the exterior rather well. They are also missing the front entrance! c) A scetch I've made in MS paint with my idea of how to use the ground floor. This is just a guide, feel free to ignore it if you have better ideas. The idea is to use what is now a carport as a terrace reachable from the 1st floor living-room. Please include this in the exterior drawing.
