Rental and Brokerage Channel Manager/Platform

Project Description

We want to create a Multiple Listing Service and Channel Manager that connects property owners and managers with real estate brokers and agents – specifically for furnished apartment, home, and room rentals. It should provide a means for searching the database of listings, assigning listings/listing groups to clients (renters), uploading new listings with photos, descriptions, maps, and typical real estate information, and ultimately providing advertising of owner’s/manager’s/broker’s properties on broker and agent websites as well as creating property pages that can be displayed on existing websites for property owners – or to act as their own page if they don’t already have one.

We need you to take care of the following:

1. Sketching the design and concept to our approval prior to build – with wireframes or appropriate technology

2. Building the web application with an appropriate technology/CMS (please come with suggestions) that

a. supports the integration of the database items mentioned above

b. provides an appropriate level of security and follow the GDPR

c. is compatible with the payment service Stripe for marketplaces

3. The integration of an API/webpage for users to display listings linked to their account directly on their website and to automatically create a simple (unique account based URL) webpage displaying these listings

4. Listings posted in the database should syndicate to multiple listing platforms – Zillow, [login to view URL], Trulia, to name a few.

5. The creation of an admin page for us to manage the site

User groups

The MLS we want to create has three user groups:

1. Brokers and Real Estate Agents (referred to as BROKERS throughout this document)

2. Owners/Landlords/Property Managers (referred to as OWNERS throughout this document)

2. The website owner who also functions as the administrator (referred to as ADMIN

throughout this document)

Purpose

The web application performs as a platform for OWNERS of furnished rentals to gain exposure to fill their vacancies with medium term renters (30+ days) of both full home and room rentals, and to properly manage their calendar so that there is no overlap with existing bookings. In other words, the OWNERS can list their property in one place and have it syndicated to multiple renter websites while also sharing their listing with BROKERS in order to offer a commission to incentivize the BROKERS to help them find a tenant. The ambition is to start this as an MLS but evolve into a decision dashboard for OWNERS to seamlessly optimize the type of rentals they offer at their properties. For instance, if they normally offer short term rentals in peak seasons, they may benefit from medium term rentals in off seasons and we would like this to eventually provide that insight and action plan to make the switch.
