Designing a layout for a residential home

We bought an unfinished house. The outside walls have been built and there are a few inside walls that need to stay where they are but other than that we need to figure out a layout/design before we start finishing the inside of the house. We would like the house to be 4 bedrooms (one of the 4 bedrooms being fairly small with bunk beds) with 3.5 baths and a large game/bar/play room. The house has approx 3200 sq ft. Currently there is a bathroom downstairs that can't be moved, the garage downstairs has to stay where it is and the house is brick so the doors and windows are pretty much set (except we will probably turn one or two windows into doors). What we do know is that we wanted heated concrete flooring throughout and master with a large closet and another bedroom with its own private full bath. I have attached a rough layout of the first floor (which has a loft area as marked on the drawing) and a rough layout of the basement which we believe is an exact footprint of the upstairs. We have not seen this house and don’t have exact measurements on the windows and doors. We want to have some ideas on layout before we go out to see the house and talk to contractors. The house is located on waterfront property. The view is on the first floor on the opposite side of the loft and in the basement opposite of the garage. The first part of our project right now is just to have two or three different designs on what the layout of the house could be. One of our biggest challenges is where to put the stairs for the loft and down to the basement. This phase of the project will just be rough layouts and later on we will want full 3D modeling.
