Security alarm project SOFTWARE

I want a software that I don't have monthly payments on. I want to pay a one time fee and be done. my ideal software will do the following. I want to be able to enter in an alarm customers information including 1. name 2. address 3. phone/email info 4. type of systems for Burg alarm, Fire, CCTV, misc 5. Contact info When this customer calls in or emails us I want to be able to open up software and update what the issue is then be able to assign a tech company or employee to service it. I need to make sure I can also list all our sub contractors with where they are located and what areas they cover and how much they charge and what systems they work on. once I assign a company I want all the customers info to transfer to a printable service work order with the assigned contractor or employee listed on it. then I want a reminder system in here that will auto remind all of us of the appointment and allow an area for the contractor to call and put them, on site for the ticket and a spot for them to check out with a time and date to track hours on job and what was performed. its very important that we can keep this data for ever so if same issue comes up I can contact tech or review what was done in past I've aTTACHED THE AUTO EMAIL I GET NOW FROM A CONTRACTOR WE DO WORK FOR AND I ATTACHED WHAT I WOULD LIKE THE WORK ORDER TO LOOK LIKE.
