- hand drawn concept sketch/floor plan only (no elevs), based on mud map (note changes in brief notes below)

- floor plan only, see attached examples of level required, scale of 1:100 on A3 paper

- survey and block dimension are attached

- would suit someone based in australia given knowledge of r-code requirements

BRIEF & CHANGES TO ATTACHED MUD MAP below:

SITE:

- aim for wall over wall upper and lower floors if possible as double brick construction, cost efficent box

- total area/m2 to work to is 320m2 for all under roof areas, this includes porch, garage & alfresco

GROUND FLOOR:

- extend store to 9m max boundary wall length, rest of walls in paralell

- bath 3 to have separate WC, also single vanity & single shower

- please keep straight stair run (no u or c shapes)

UPPER FLOOR:

- study area not required, study nook for desk only is ok

- full height windows to upper floor activity for watching kids in back yard

- bath 2: single shower, built in bathtub, single vanity

- no balcony to be incorporated (removed)

- ensuite: dbl shower & double vanity
