We need VA's to phone leads we've collected from web sites where Home Owners post their property For Sale By Owner (FSBO). We are not Realtors. We invest in homes that we will resell at a better price, sometime in the future. We will supply basic info about the property, but need VA to fill in the blanks. Most importantly, the mortgage information. VA's need to ask the amount due, the seller's monthly payment and how many years and months remain on the loan. See the Attachment. Sometimes we know the seller's name, but more often than not, all we have is their phone number. We buy from these sellers if we can get a good price and TERMS (ie: Will they sell the home for what they owe? Will they accept a lease and payments until we can arrange a cash payment that will pay off the agreed price.) On any given home, there are probably 4 ways we can put together a deal that works for the seller and us. We just need all the facts to work that out for the seller. If these sellers won't give us a good price and TERMS, we can't help them and we move on. Some will not disclose the amount remaining on their mortgage and what their monthly payment is. If they will not, we can't prepare a complete offer to them because we don't have all the facts to make a valid proposal. We will leave voice mails three times, if they do not respond, we move on. The successful VA(s) will need to send a audio file to demonstrate their spoken English language abilities. We send lead sheets to VA via a scanner. VA will mark down answers on the sheet (with or without printing them out) and transmit completed lead sheets back to us in a form that we can print and send to our sales force for follow up. Most VA's can process 20 of our leads in less than two hours. There are a lot of voice mail messages to be left, but the more the VA can get the seller talking about the property and the seller's story, the better the quality of the lead for our agents. Hi there, I am interested to learn more about this opportunity. How many hours a day? What hours of the day will it be? Do you have a script ready? Do you provide calling platform as well? Most VA's can process 20 of our leads in less than two hours, this is very high numbers and looks out of the world.
