The idea is to accept real estate leads through a form on a website and notify real estate agents in the area via email that a qualified lead needs assistance. Only the first agent to access the lead is able to view the lead's information.
The administrator will need to be able to organize the real estate agents on the back end as well as the leads. The real estate agents will have their own accounts to see what leads havebeen sent to them and which ones they "won" and closed.
These lead forms will live on a WordPress website.

**Forms on website**
When home buyers/investors visit the site they can choose to fill out one of two forms.
Form one is free and collects contact info and the type of property the buyer is looking for. Form one leads are entered into the database as a “cold lead.?? An email from HTF is sent to the lead saying that a mentor will be calling and emailing them soon to discuss any questions or reservations they have.
Form two costs $250 and collects basic contact info and the type of property the buyer is looking for. Form two leads are entered into the database as a “warm lead.??
Real estate agents can apply to be a “mentor?? by filling out a form on the site that enters their contact info and location. They are entered into the database of mentors as “in queue??
**Basic functionality**
When a “cold lead?? comes into the database, the “admin?? view shows the leads queued up in a table identified by: the date/time submitted, lead first/last name, the area they are looking to buy in, the price range they want, and a way to change the “cold lead?? into a “warm lead?? and also a “sale.??
*The cold lead will be contacted by HTF to sell them on paying $250 to work with a mentor. They pay $250 and will become a “warm lead.??*
When “warm leads?? come in or when a “cold lead?? becomes a “warm lead,?? this triggers an email to be sent to the “mentors?? within a certain radius of the area the lead is looking to buy in. The email to the “mentors?? will say there is a new lead looking to buy property near them along with the lead’s first name, and basic info about the kind of property they want to buy. There will also be a link to access all of the lead’s information that takes them to the “mentor’s?? account where the first “mentor?? to open the lead gets exclusive access to the lead and the other mentors who received the email do not have access to the lead.
Only the first “mentor?? to access the lead will get the lead’s information. Before the mentor accesses the lead’s information, they must “sign?? or agree to two agreement pages related to giving HTF 25% of their commissions on the lead they are accessing. After agreeing to splitting the commission with HTF, the mentor is taken to the lead’s information.
In the mentor’s account, they are able to see all of the leads that have been emailed to them in a table, organized by date- table includes first name, with an indication of whether they won the lead or if they didn’t. The mentor’s account also shows their conversion rate- lead to sale and number of sales. We will have levels of mentors that coincide with their conversion rate and number of sales.
