1. Upload into a database a mailing list from various list brokers or title company that will include fields for other information in addition to name and address, such as existing loan amount, current interest rate, property value, age of structure etc.
2. Filtering capabilities to customize a targeted group within the global database list based on specific multiple criteria
3. Mail merge specific database fields into a custom document that will be printed for mailing.
4. Maintain a dynamic library of different documents that can be easily added to as developed.
5. Have designated mailing campaigns pre-determined by user to automatically generate a set of letters or correspondence based on a set of user-defined rules
6. Be able to take physical address information and process an order or perform a series of processes that would generate orders from various US County Recorder offices that offer online documents. We would be wanting to order electronic or physical copies of the Mortgage Note or Adjustable Rate Rider. Currently this is a manual process. Certain counties have automated online access to these documents, we would want to be able to interface with those systems as well as have a means to add more counties as they became automated in the future. This will take some research on the coders part. Not even sure if it is possible.
7. With the electronic copies of the Mortgage Note and/or Adjustable Rate Rider, we would want them archived and associated to the corresponding name and address within the global database.
9. Action History with date stamp and notes that keeps a record of every mailing or e-mail created and sent to a client within the global database.
11. Printable and viewable reports based on a variety of useful user-defined criteria to help farm the database or evaluate success rates per campaign and Return on Investment metrics.
## Deliverables
1) Complete and fully-functional working program(s) in executable form as well as complete source code of all work done.
2) Deliverables must be in ready-to-run condition, as follows (depending on the nature of the deliverables):
a) For web sites or other server-side deliverables intended to only ever exist in one place in the Buyer's environment--Deliverables must be installed by the Seller in ready-to-run condition in the Buyer's environment.
b) For all others including desktop software or software the buyer intends to distribute: A software installation package that will install the software in ready-to-run condition on the platform(s) specified in this bid request.
3) All deliverables will be considered "work made for hire" under U.S. Copyright law. Buyer will receive exclusive and complete copyrights to all work purchased. (No GPL, GNU, 3rd party components, etc. unless all copyright ramifications are explained AND AGREED TO by the buyer on the site per the coder's Seller Legal Agreement).
