design office floor plan

Contest Brief

We would like you to redesign a former bank office to a modern co-working office. We need a new floor plan to contact contractors. This floor plan shoud suggest furniture, wall colors, flooring, dividers, plants, lighting points, ventilation points, ... The office should be used a for small businesses, scale ups and remote teams in between 6 and 8 people. There should be a mix of a 'silent room for concentration' and 'loud room for callings' and a 'meet room' for closed and brainstorm meetings. All the current walls on the floor plan are fixed walls, but you can think out of the box by adding doors (but I prefer not to tear down a full wall). Further, the vault room has no windows (and no natural light) what function could we give this room? There's only one restroom so ideal we have at least one more toilet area. Can we integrate this in the current kitchen area? I would suggest a small entrance hall so that we can have two separate offices (right/left) which communicates. A welcome desk is not necessary in the entrance hall, but in the larger office we could work with a stand up desk?

Hi, I appreciate your interest in this project. I understand you would like to redesign the office by making change in ceiling and the floor. Unfortunately we cannot do this. Also we would like you think as much as possible by keeping the existing walls but you can add door ways. We would like to integrate two seperate accesible toilets (man/woman) in the current kitchen. Acces to the toilets possible from the front office. Keeping a kitchen corner accesible from the front and central office would be great

Thank you for your comments about the latest and past designs. Apparently you have never worked with a designer or architect. The last information you commented on should have been given at the beginning by you and not after two possible presentations. Good luck in your project......Ron Aaron

I rec'd the new measurements but would like to proceed more realistically. For instance: 1. The conference room? 2. The managers office. Your comments required 3. How about using the existing sink area in the long narrow room (expanded for a lounge? 4. The washroom can be expanded for both male and female as well as more fixtures? 5. Method of 10 work stations. As I showed or more individual and in a line so to speak? 6. Training area requirement. 7. Do you need a reception area. These are just a few of the questions needed just for laying out the furnishings. Keep in mind that with computer use, electrical outlets are needed etc. I await your comments.

Actually, the rough sketches sent to you allow you to critique what was suggested and makes for a much more accurate final drawing. This is how one should design a space rather than a final sketch...which requires you to take it or leave it. I will need the interior wall measurements to work up a more accurate drawing in meters. hi Ron, i uploaded the floor plan with wall measurements. First impression, there are too many work stations in the central room. I believe 8 work stations will be sufficient, maybe 10 but not 12 as designed. We do have on rest room so far so with 12 people that would not be sufficient. Further think about the water pipes that are currently in place near old kitchen and old rest room and sink. Changing this and the plumber will have some work to do and it will cost more. Therefore I m not a fan to create a kitchen in the Vault Room.

My rough design sketches were before receiving the photos. Thank you for the pictures however if you wish to proceed further, actual dimensions of all the walls and window locations will have to be accomplished. This is not difficult to do but a true realistic layout must have them. You already have the plan. Someone just measures around the walls everywhere and enters them on the drawing..

hi we need the drawning in meters, i will let you know the size of the windows and doors. Photo's are very difficult, it's a former bank with interior seperators that needs to be removed, I see what i can do

2 questions. What type of businesses will be conducted? Is the vault room intended to be removed?

the vaults have been removed already and the vault door will be removed, what is left is a safety bunker with no window and extreem echo sound, so that's something we need to take care of, such a merging with another room or keeping it as it is for silent work with some acoustic solutions

Type of business: we are a small advertising sales house. We need a small calling floor with accoustics under control, a manager office, meeting space for caller training and conferences, a break room to gather halfway through calling, a small server room
